Desde o final de 2019, o mundo vem enfrentando um inimigo invisível: o Sars-Cov-2, um novo vírus da família do coronavírus que se disseminou rapidamente em todos os continentes.

Como ainda não há vacina ou remédio para conter a doença Covid-19, uma das principais medidas para evitar o problema é o distanciamento social, aplicado pela maioria das cidades em todos os países. Com isso, houve muitas mudanças nos mais variados setores, inclusive na gestão de condomínios.

Aumento do consumo de água e luz

O distanciamento social é a medida mais eficaz no combate ao coronavírus. Por essa razão, empresas dos mais diversos segmentos considerados não essenciais fecharam as suas portas, tendo algumas delas adotado a modalidade de trabalho home office.

Consequentemente, as pessoas estão passando mais tempo em casa, o que aumenta o consumo de água e de energia. Em edifícios onde não há individualização de água, por exemplo, o impacto financeiro sobre o aumento da água será igual para todos os condôminos, inclusive para quem precisa sair regularmente de casa.

O recomendado, nesse momento, é adotar um processo de individualização que seja prático para a gestão do condomínio. A individualização torna a medição de água mais justa para os moradores e cada um paga somente pelo que consome.

Campanhas de conscientização para os condôminos

Em todas as áreas comuns, a administração do condomínio deve colocar cartazes com as principais recomendações da Organização Mundial da Saúde, como:

  • lavar as mãos constantemente;
  • passar álcool em gel sempre que encostar em alguma superfície de uso comum;
  • manter distância de outros moradores de pelo menos 1,5 m;
  • utilizar os elevadores em períodos alternados;
  • sempre utilizar máscaras dentro das áreas comuns;
  • retirar entregas direto na portaria com o entregador, entre outras.

Caso algum morador alugue o seu apartamento por aplicativos como o Airbnb, é preciso que seja repensada a estratégia de renda extra. É de responsabilidade do condomínio proibir essa alternativa até que a situação se normalize.

Além disso, o condomínio também precisa mostrar que está seguindo as principais normas. Caso tenha algum colaborador com mais de 60 anos ou com alguma doença preexistente — hipertensão, diabetes ou que faça tratamento de algum tipo de câncer ou doenças respiratórias —, é preciso que a pessoa seja afastada de suas funções até novas recomendações da OMS.

Todos os colaboradores devem, ainda, utilizar máscaras, além de higienizar as mãos sempre que pegarem em algum objeto destinado aos moradores.

Novas regras em razão do contexto de pandemia

Estamos em um período atípico em todas as partes do mundo. Por essa razão, da mesma forma que prefeituras vêm implementando decretos para conter a proliferação da doença, os condomínios também precisam orientar seus moradores sobre as medidas essenciais.

Nas portarias, deixe um comunicado ressaltando a necessidade de isolamento social para que os moradores evitem receber visitas até que a situação se normalize — com o número crescente de lives, muitas pessoas se encontram com amigos e familiares para assistirem aos eventos juntos, o que vai contra todo o trabalho de conscientização.

Em São Paulo, por exemplo, depois de casos que ganharam repercussão nacional, condomínios proibiram visitas, festas privadas e corretores no período de quarentena.

Se houver algum caso confirmado ou suspeito em seu condomínio, como agir? É preciso que os moradores sejam encorajados a comunicar qualquer tipo de suspeita à gestão, uma vez que é necessário adotar medidas para prevenção dos demais condôminos.

De acordo com os artigos 5º e 6º da Lei Federal 13.979/20, toda pessoa deve colaborar com as autoridades sanitárias, contribuindo com informações relevantes para que haja a contenção do vírus.
